A new civic center will be created around a new stop of the S-Bahn railway line. A main linear building defines the central public area and a series of public passages, ramps, pathways, sport facilities, greenhouses and community gardens create a collective field of cooperation between the three different sites involved in the redevelopment.

The renovation plan invest an area along the S-Bahn railway line composed by three different sites, divided by the railway line and an urban historical axis to be preserved. The project implements a single plan developing three episodes grouped together along a common field of public activities – a backbone of the entire intervention – that reinforces the collective life in the district.

A linear building defines the central public area; a series scattered pavilions accommodates the public facilities all around the entire project site. A cluster of elders housing blocks and an affordable housing corner of an existing block define residential programs at the edge of the project site.

Avoiding any strong imposition of the infrastructural program on the local conditions, the project defines an hybrid strategy: implementing the new civic center as an exception emerging in the urban context but, at the same time, following the existing conditions to improve the quality of the collective life. A new idea of landmark is experimented imposing a series of small new conditions evolving from the existing local habits.

The challenge is to maintain the neighborhood atmosphere and to produce some steps forward a more public and collective life for the inhabitants in a shared field of coexistence.

So, the project operates as an interface between the site conditions – urban fabrics, urban spaces, activities, living conditions – and, at the same time, it landmarks them with a new Civic Hub.

The project for the redevelopment of the Speisinger site starts on the planned renovation of the S-Bahn station as a stop for the local public transport system. It will become a node for the development of the Hietzing district, from the Schönbrunn Palace towards west till the system of natural green areas at the edge of the city.


- The new Civic Hub in the Hietzing district

In the district of Hietzing many nodes of collective life coexist: the project is oriented to produce another node of civic life. It is a node rich of public activities able to force collective life in the center of an heterogeneous district lacking places and occasions for public life (community gardens, teenagers sport facilities, children playground, elders center). Triggering off some local conditions the project tries to produce an hybrid world between vivid public life and the typical current domestic and quiet atmosphere of the district.


A series of new collective activities will activate the site. Many others will proliferate occupying the public open spaces all around the quarter. A new network will colonize the public realm, a network that leads to the deep heart of the Speisinger Civic Hub.

The project site is composed by three different areas ever divided by the railway line: a big central main plot facing the railway line along the local Preyergasse street; a smaller plot on the same side of the railway line but on west of a north-south urban street axis crossing the rail line; a souther plot on the opposite side of the railway line closing an existing residential wide block.

The new civic center may emerge from the site as a sort of new landmark. But how could it work a landmark deeply involved within the existing urban fabrics? How could it work a local landmark, promoting itself in deep involvement in the site conditions but fostering a new collective public life for the inhabitants?

Landmarking is here intended as marking the land with small differences emerging from the existing condition and enhanced with a new idea of collective social life in the district.

More than ever, here, the site promotes a composite scheme evolving the different urban layout of the neighborhoods and their urban spaces towards an interaction in a in-between field of cooperation. Different entities growing from the local urban conditions emerging into the site are involved in a mutual relation.

This will produce a new landmark: a new civic center able to force slowly and delicately a meeting of the different urban space organization and the till now less communicating living habits of the inhabitants.

And that: to accommodate new inhabitants of the golden age improving the quality of their life  – in their private houses, in their collective spaces and in the relations between them and the other inhabitants and users of the civic center; to enhance the collective life proposing new opportunities, as sport facilities, local shops and markets, medical and rehabilitation facilities, leisure and sojourn areas, natural fields, community gardens, children playgrounds; to improve the attractiveness of the site for the young and teenagers with sport facilities – basket, soccer, free climbing – and places to stay and cultivate their passions, bikes and skateboards.

The project

A public field will realize the backbone of the entire area: public passages, pathways, station platform, ramps, stairs and elevators to gap the different levels of the site, line of trees, urban allotments, green houses and plots of community gardens will realize a complex articulated structure linking the three different parts the site is made of.

A domestic streetscape, quiet, open and green, could emerge as the central area of the new civic centre.

The single linear building defines the main public area: it works as a screen for the setting of the collective life in the entire new Speisinger Civic Hub. It produces a quite and intimate open space in front of it repairing the new open-air civic center from the noise of the railway line and reinforcing the domestic dimension along the Preyergasse.

It presents a porous front opening voids and passages to the railway line. It accommodates the main public activities that work together with the other collective activities housed in the pavilions scattered in front of it in the open area towards the Preyergasse.

The area will become a place rich of new activities and collective life, with sport, leisure, cultural and medical facilities, urban allotments, greenhouses and gardens.

Directly on west of the linear building a cluster of housing blocks occupies the west plot, set on the other side of the street axis Lainzer-Speisinger to be preserved as a structuring line for the site.

The scattered pavilions system organizing the open area in front of the linear building is maintained in this area of the project site, as the guiding model for the settlement: improving the scale the cluster of residential new buildings produces a new urban image underlying the Lainzer-Speisinger axis. Besides, a series of smaller scale public facilities continues to proliferate all around the cluster of housing blocks fostering a vivid collective life for the elders immersing them into the public life of the main center.

On the other side of the railway line, partially isolated from the previous system, stays the last part of the project site. It belongs to a wide residential block running south that has an exceptional character of high quality and determines a neighborhood of a strong identity needed to be preserved.

A new one story building continues the built line along the street realizing the corner towards the station.

Starting from the will of maintaining the line of the block to close the corner, the project operates a change of paradigm opening the central courtyard to public life: a series of passages interrupts the continuity of the building along the street. The backyard is fully immersed in the civic life atmosphere completely gained to the public field that connects the entire new Cvic Hub.

The project for an Observatory House for tourists on the hillside of Roccascalegna, focuses on the potential of a new interior landscape and a gorgeous experience of observing the sky. A series of monoliths appears on the side of the hill, as ancestral symbols of connection with the cosmos. The spaces of the houses are all buried into the ground; the vertical volume of the monolith appears on top as an alien object landed on the hill.

Viene proposto un nuovo modello insediativo di case basse, dense e minute, aggregate a isole, che gravitano attorno ad uno spazio aperto pubblico completamente permeabile e orientato alla produzione agricola. Oggetto di interesse è un nuovo equilibrio tra urbanità e ruralità, una nuova ecologia urbana.

The replacement of a former closed housing block  with a new opened block realizes a brand new urban space for the city. The outstanding open block offers the opportunity to give to the housing building a new civic role for the entire neighborhood: the compactness and the clearness of the volume highlights its presence, while its openings and passages inside let the citizens live the ground floor and the courtyard for collective activities.

Se da una parte le logiche dello sviluppo immobiliare sono tema imprescindibile per la fattibilità economico-finanziaria di trasformazioni così ampie e complesse, come lo è del resto la riqualificazione ambientale di contesti fisici così eccezionali, dall’altra parte elemento determinante per la riqualificazione dell’area di Albino è la strategia di riuso industriale.

Il Nuovo Obitorio Comunale potrà esserne il fulcro e al suo interno un nuovo recinto ne diverrà il cuore: la Camera Ardente si raccoglierà attorno ad un chiostro dove si celebrerà il commiato.

Una casa per anziani di 8 alloggi si inserisce in un quartiere di altre comunita’ per anziani ai margini di una cittadina della pianura padana. Affacciato verso un piccolo corso d’acqua il nuovo edificio lavora sugli spazi intermedi costruendo nuove relazioni tra spazi privati e spazi collettivi e tra spazi aperti e spazi interni.

L’obiettivo è duplice: riqualificare in chiave ecologico – naturalistica un’area di sfruttamento minerario ed immettere Cavriglia nella rete di relazioni globali legate al turismo.

It proposes punctual reforms for core and border areas by adopting parasites, incision and infilling operation. It intensifies the spatial relation between the streets, the buildings and the internal courts.

In the Ceremony the office has been awarded of the Honorable Mention for the project LAB-CITY. During the meeting we presented the project and we discussed it with the other teams and the local representatives.

The project for a public space in the civic centre of Lillestrøm is a concrete solution to a local problem – the need for a recognizable meeting place – and, at the same time, it works as a small manifesto: the Stortorvet Square is intended as an environmental public deck populated by many dispositifs able to react with the local conditions at the environmental, economical, urban and social levels.

Cinque nuovi piccoli edifici si inseriscono nella serie di nuovi brani edificati che nel tempo si sono realizzate sull’impianto iniziale del Borgo La Martella. Rispetto alle recenti espansioni di case a schiera il progetto propone una sequenza di piccole case unifamiliari isolate ma affiancate. Con un ritmo serrato i blocchi cercano di declinare la condizione sub-urbana del villaggio verso un’atmosfera più urbana.

In un quartiere misto produttivo/residenziale un nuovo blocco abitativo sostituisce un capannone industriale. Il progetto propone un modello ibrido: definisce una massa compatta e una scala complessiva dell’edificio simile ai blocchi industriali ma garantisce una elevata qualità abitativa grazie ai patii e all’articolato sistema di distribuzione. Immesso in un quartiere misto il nuovo edifico cerca in sé stesso affacci e spazi collettivi di socialità.
